My fees vary and depend upon the size of the room (or rooms/extension) and the complexity of your brief.   

1. I will arrange to visit your home (within a 30-mile radius from Colchester without added mileage) to survey the room(s) in question, and take all relevant measurements and details including photographs for reference. I will consider the spaces and discover how they currently function, your likes, dislikes and ideas, and what your views and wishes are for the spaces’ future design and functionality. This may take about 2 hours. I may have some initial ideas on the spot that I may sketch out.
2. Expect me to explore whether you are contemplating using your existing kitchen units and/or other furniture; looking at pre-loved units and/or appliances; or a design which would entail new units and appliances.
3. Once I’ve gathered all the information and measurements I will get back to you with an initial pencil drawn plan for us to discuss. This meeting may lead to alterations and other ideas that lead to further layouts.  I expect to create up to 3 layouts (plans) in pencil for each room within the agreed fee.  I will include little tweaks that are not full re-designs without extra fees.
4. I will create and present design solutions by a combination of verbal explanation, plans, 2D elevations and 3D perspective visuals (all hand-drawn) with the aim for you to be able to visualise what you might not have been able to visualise without these tools.
5. I am also happy to draw pencil thumbnail perspective sketches of any area of the plan to help you visualise what is shown on the pencil plan, within the fee.
6. Once you have agreed the layout from the pencil-drawn plans (and any draft visuals), I shall draw the plan, 2D elevations and 3D perspective visual(s) showing the room layout, hand-drawn in ink.
7. The plan and any elevations will be annotated with room and furniture measurements in mm. They will include relevant information regarding any new structural alterations, general identification of appliances and any use of existing furniture.
8. The final drawings will include a representation of the suggested positioning of any lighting.
9. My finished inked drawings contain relevant technical specification that can be worked to by tradesmen and others. (These are not architectural specifications and will not include building regulation detail, but they can be considered architect-ready if necessary). Should a mechanical and electrical drawing be required, there will be an additional fee.
10. These final drawings will be printed off by me and two copies of them will be presented to you in person.  Copyright remains the ownership of Sandy Armitage Designs, but you will have a licence to be able to use them for the purpose of pursuing any physical undertaking by others of the design ideas represented by them.

In each case, I am conscious of the amount of care, attention and detail you will receive from having me prepare your design. My fees are designed to reflect this.

Prices are on application in each case and subject to detailed discussion, but as a guide you can expect a full room survey and design for a kitchen to start at £1000.
